Provides heating, refrigeration and air conditioning repair, maintenance and installation for Maine Coast & Blue Hill Hospital area buildings. Performs and oversees preventive maintenance and urgent, corrective and routine repairs in electrical, mechanical and HVAC/R/R equipment. Maintains building management systems. Tests and repairs HVAC/R&TAAB systems by operating the systems; identifying malfunctions; repairing or replacing sealants, parts, and components including pumps, AHUs, chillers,and boilers. Organizes work load based on discussion with Director, afterreviewing work orders, diagrams, specifications, drawings, and blueprints and gathering required materials. Documents actions by completing equipment records in TMS; the lockout/tagout process each time they work on equipment; completing Hot Work Permits and associated paperwork promptly. Maintains safe and healthy work environment by following standards and procedures; and complying with OSHA regulations. Assist the Director in maintaining an effective organization, administering monetary controls, and budget development. Meets daily with the Director, and Administrative Assistant for daily coordination of assignments and/or projects. This position will require working some nights, weekends and other coverage as needed.
Graduate of an accredited trade school or equivalent education.
Minimum of 3 years of experience working with refrigeration and AC equipment.
Other Skills Required:
Must be able to work independently with little direct supervision. Must also have plumbing, general maintenance and computer skills. Must have knowledge ofelectronic controls, have plumbing and electrical experience as it relates to refrigeration & air conditioning. Must also be able to complete general building maintenance as needed. Must be able to read blue prints and specifications. Must maintain a valid and clean State of Maine Driver's License. Must obtain a OSHA10 certification within the first six months of employment. Must have current State of Maine High Pressure Boiler Operator License. Must possess a Universal Refrigerationlicense and a State of Maine Propane Gas License.
Requires much walking and standing. May be working from ladders. May be required to lift heavy objects up to 50 pounds. May be required to reach and pull. Must be able to wear Personal Protection Equipmentas required for the position and the task assigned.
May be asked to work both indoors and outdoors. May beasked to work in close quarters with extreme temperatures. May be exposed to hazards from electrical, mechanical and power equipment. The department is responsible to maintain all aspects of the buildings, including but not limited to the following: security, valet parking, snow removal, etc.
